Single family home sale statistics for 2015 in the four county area of the Capital District were a mixed bag with sold units up and average selling prices down  or unchanged (except for Saratoga County). A summary of the results for 2015 by county are as follows:

Closed single family home sales in Albany County were up in 2015 (2701) compared to 2014 (2473). The average time on market for those homes that sold improved in 2015 (66 days) from the year before (71 days). The average selling price declined about 1% in 2015 ($239,600) from the average selling price in 2014 ($242,600).

In Schenectady County, closed single family home sales were also higher in 2015 (1548) than in 2014 (1345) and the average days on market improved slightly in 2015 (86 days) from 2014 (91 days).  The average selling price declined about 1% in 2015 ($169,700) from 2014 ($171,600).

Closed single family home sales in Rennselaer County were also slightly higher in 2015 (1221) compared to 2014 (1162). Average market time was virtually unchanged in 2015 (89 days) compared to 2014 (90 days). The average selling price was up very slightly in 2015 ($182,500) from 2014 ($181,900).

Saratoga County results show single family home sales in 2015 (2730) up from 2014 (2615) and average time on the market about the same at 79 days in 2015 compared to 80 days in 2014. The average selling price in 2015 ($300,000) was up 2.7% from 2014 ($291,500).

Conventional 30 year fixed mortgage rates were generally in the 4% range all year.
